Scope of Work — What We Do and What We Refer

House Spouse is a Washington State licensed general contractor (MYHOUHS745L5, UBI 606 232 567). We are not a licensed plumber, electrician, HVAC technician, or gas fitter. Our scope is intentionally focused so every job is done by the right professional.

We self-perform

Drywall, texture, and paint. Trim, doors, windows, and cabinets. Tile, grout, and flooring repair. Siding, deck, fence, and gutter repair. Weatherproofing, caulking, and minor exterior and roof maintenance. Mounting, assembly, hardware, and smart-home device install. Home Health Assessments and seasonal maintenance walkthroughs.

We also handle like-for-like fixture swaps that fall within general-contractor scope: toilet, faucet, showerhead, supply line, and garbage disposal swaps. Light fixture, ceiling fan, and smoke/CO detector replacement. Switch, dimmer, and outlet replacement (no new circuit). Thermostat swaps. Dishwasher and range-hood install where connections already exist.

We coordinate a licensed specialist for

Re-piping, sewer or main-line work, new plumbing or gas lines, and water heater install or replacement. Electrical panel upgrades, new circuits, rewiring, service changes, and EV charger circuits. Furnace, heat pump, AC, or mini-split install, refrigerant work, and full ductwork replacement. Full roof replacement or tear-off. Foundation, structural, and permitted load-bearing work. Regulated abatement (asbestos, mold remediation) and licensed pest control.

For any of the above, House Spouse coordinates a trusted licensed specialist and handles the related drywall, paint, trim, and finish restoration after their work is complete. You get one point of contact and one project manager.

Home Health Assessments

House Spouse Home Health Assessments are visual, non-invasive evaluations intended to help homeowners identify common maintenance items, signs of wear, and potential areas that may benefit from additional attention. They are not home inspections, code compliance inspections, engineering evaluations, or specialty trade inspections. When we observe conditions that may warrant further evaluation, we recommend the appropriate licensed professional.

Pricing and Estimates

Prices and ranges shown on this site are typical Puget Sound market references, not quotes. Every project receives a written estimate before additional labor or materials. Warranty covers workmanship for 12 months on work we self-perform; materials and appliances follow the manufacturer's warranty.
