How long should a water heater last in Washington?

Short answer

Standard tank water heaters in the PNW last 8–12 years. Beyond year 12, the risk of a burst tank doubles every year. If yours is over 10, check for a manufacture date on the label, put a leak sensor under it, and start budgeting for replacement — a burst tank is 40 gallons on your floor in under two minutes.

How to date your tank

The manufacture date is coded into the serial number on the label. For most brands: the first four digits are year and week (e.g. "2314" = week 14 of 2023). If you can't read it, snap a photo and ask.

Extend its life

Two things matter: flush the tank once a year (10 minutes with a garden hose to a drain), and replace the anode rod at year 5. Neither is a licensed task; both are cheap. Skipping the anode is why most tanks fail at year 8 instead of year 12.

Tank vs. tankless

For 1–3 person households in Snohomish and King County, a right-sized tank still wins on total cost — the install premium for tankless usually doesn't pay back in the tank's lifetime. For 4+ people or homes with a big soaking tub, tankless earns its keep.
