What is the cost to install or repair drywall?

Short answer

In the Seattle area, small drywall repairs often fall under our $580 minimum handyman visit, which covers patches and minor fixes. For larger projects, the cost for new installation ranges from $4 to $7 per square foot. This price includes labor, materials, and a standard Level 4 finish, so a 1,500 square foot project might cost $6,000 to $10,500.

Understanding Drywall Finish Levels

The 'finish' is a huge cost factor. It's a scale from 1 to 5. A Level 1 finish is just taped seams, fine for an unfinished attic. A Level 4 finish is the standard for most homes, with taped seams and three coats of joint compound, sanded and ready for primer and a non-glossy paint. A Level 5 finish involves a full skim coat over the entire surface, creating a flawless, smooth wall required for gloss or semi-gloss paints or when lighting will highlight imperfections. The labor for a Level 5 finish can be double that of a Level 4.

Repair vs. New Installation Costs

It may seem counterintuitive, but repairing drywall can cost more per square foot than installing it new. A new installation is a straightforward process of hanging and finishing sheets. A repair involves carefully cutting out the damaged section, fitting a new piece, and then expertly blending the mud and texture to make the patch invisible. This blending process is an art that takes significant time and skill, especially on ceilings or under critical lighting.

Example Project: Finishing a 1500 sq. ft. Basement

Let's use a 1,500 square-foot project as an example. This isn't the floor area, but the surface area of the walls and ceiling being drywalled. Assuming a standard Level 4 finish, you can estimate a cost between $6,000 and $10,500. Factors pushing it to the higher end would include a lot of ceiling work, numerous corners and windows to work around, or a desire for a Level 5 smooth finish. This price typically includes hanging, taping, mudding, and sanding. It does not usually include primer and final paint, which would be a separate line item.

Don't Forget About Water Damage

If the reason for your drywall project is a leak or water damage, it is critical to address the source of the water first. My House Spouse can help investigate the source of the leak. For issues with plumbing pipes, we coordinate with a trusted licensed plumber to make the repair. After their work is done and the area is fully dry, our team comes in to replace the insulation and drywall, seamlessly restoring your wall or ceiling. Simply covering damp drywall will lead to mold growth and more significant problems.

Why it happens

The cost of drywall work varies widely based on several key factors. The primary driver is the scope: a small patch is much different from hanging new sheets in an entire room. Ceilings are always more expensive than walls due to the physical difficulty. The required level of finish, from a basic garage finish (Level 2) to a perfectly smooth, high-gloss surface (Level 5), significantly impacts labor time and cost. Finally, repairs often cost more per square foot than new installs because they require careful blending with existing textures, which is a meticulous, time-consuming art.

How to diagnose it

  1. 1Measure the total area of the walls or ceilings needing work (length times height for each wall).
  2. 2Distinguish between repair work (patching holes, fixing cracks) and new installation (hanging full sheets).
  3. 3Note the location: is the work on walls, ceilings, in a tight closet, or around many obstacles like windows and outlets?
  4. 4Identify the existing texture. Is it smooth, or does it have an orange peel, knockdown, or popcorn texture to match?
  5. 5Check for underlying issues. Is the drywall damp or stained? If so, the source of the moisture must be addressed first.
  6. 6Determine the desired finish. Do you need a standard finish for regular paint, or a perfectly smooth 'Level 5' finish for a modern look with specific lighting?

What we see on Home Health Assessments

A Home Health Assessment can be invaluable before a large drywall project. We identify the root cause of cracks or stains, like foundation settling or a slow pipe leak, ensuring you are not just covering up a problem that will ruin your new walls later.
