How much does a professional drywall repair cost in the Seattle area?
Short answer
For small to medium drywall repairs, like a doorknob hole or damage from a minor leak, expect to pay our minimum service charge of $580. This typically covers the multiple site visits needed for mudding, sanding, texture, and paint. Larger jobs involving multiple holes or replacing a full sheet can cost $1000 to $2500 or more.
What Drives the Cost of Drywall Repair?
The price of a drywall repair isn't just about the size of the hole. Key factors include: Location (ceilings are harder and require more prep than walls), Type of Damage (a simple crack is less involved than replacing a water-saturated section), Texture Matching (blending an 'orange peel' or 'knockdown' texture is an art form), and the number of visits required. A proper, lasting repair cannot be done in a single trip.
The Multi-Visit Repair Process
Quality drywall repair is a patient process. Visit 1 involves cutting out the damaged area, installing a new piece of drywall, and applying the first coat of mud and tape. After that dries (often 12-24 hours), Visit 2 is for sanding and applying a skim coat. Visit 3 may be needed for final sanding, applying texture, and priming. The final visit is for painting. This is why even a small patch requires significant labor and falls into our handyman minimum.
The Challenge of Texture and Paint Matching
Getting a patch to disappear is the hardest part. Many homes in the Seattle area have a subtle 'orange peel' texture sprayed on the walls. Replicating this requires specific tools and techniques to blend the new texture into the old. Similarly, paint matching is tricky. The color and sheen can look different once dry, and aged paint is hard to match perfectly without painting the entire wall, corner to corner.
Special Case: Water-Damaged Drywall
If you have a water stain, you can't just patch or paint over it. The source of the leak must be fixed first. For plumbing issues, House Spouse coordinates a trusted licensed plumber and then handles the restoration. We remove all the wet, compromised drywall and any damp insulation, allow the wall cavity to dry completely, and then begin the repair process. This is critical for preventing mold growth. You can learn more about our process on our disclaimers page.
Why it happens
Drywall damage is common and comes from many sources. Accidental impacts from moving furniture or doorknobs cause holes and dents. Settling of the house framing can lead to stress cracks, especially near doorways and windows. Nail pops occur as wood studs contract and expand with PNW humidity shifts. The most serious damage comes from water, either a slow plumbing leak, a roof leak, or a window seal failure, which saturates the gypsum core and causes it to soften, stain, and crumble.
How to diagnose it
- 1Measure the size of the hole, crack, or damaged area.
- 2Check for any brown or yellow staining, which indicates a past or present water leak.
- 3Gently press on the drywall surrounding the damage. If it feels soft, damp, or spongy, water damage is likely.
- 4Note the texture of your wall or ceiling: is it smooth, or does it have a texture like 'orange peel' or 'knockdown'?
- 5Determine if the damage is a simple ding, a nail pop pushing through the paint, a clean hole, or a complex crack.
- 6Look for related issues, like a nearby leaky pipe under a sink or a gutter overflowing above the damaged wall section.

What we see on Home Health Assessments
During a Home Health Assessment, we don't just see a drywall hole; we look for its cause. We'd check for signs of moisture intrusion, failing plumbing, or structural settling that need to be addressed to prevent the damage from recurring.
