Ask House Spouse · Exterior & Weatherproofing · Gutters & Downspouts
How often should I clean gutters in the Pacific Northwest?
Short answer
Twice a year minimum — once in late fall after the leaves drop (mid-November) and once in spring (late March). Homes surrounded by Douglas fir, cedar, or big-leaf maple need a third mid-fall cleaning, typically late October. Skipping cleanings is the #1 cause of preventable siding and foundation damage we see.
Why frequency matters here
The PNW gets ~35–45 inches of rain a year, most of it between October and April. Full gutters overflow behind the fascia, rot the wood, and dump water at the foundation instead of the downspout — a $150 cleaning avoids a $3,000 fascia and siding repair.
Signs you skipped a cleaning
Vertical stains on siding below the gutter line, moss on the roof edge, a wet spot in the crawlspace, or water pooling within 4 feet of the foundation after a heavy rain.
Should you get gutter guards?
In treed areas, yes — but pick a product that actually works with fir needles (not just leaves). Micro-mesh guards outperform reverse-curve guards in our climate. Expect $10–$20 per linear foot installed; they cut cleaning frequency in half, not to zero.
What we see on Home Health Assessments
Around 74% of PNW roofs we assess show active moss establishment — accelerates shingle wear by an estimated 3–5 years if untreated.
Caught early on assessment: $220–$650 · Left until failure: $3,500–$22,000
Based on real experience across Snohomish and King County, exterior & weatherproofing issues like this are among the ones homeowners most often miss until they become expensive. Our Home Health Assessment catches them early — while they're still a maintenance item, not a repair.

PNW Seasonal · Fall Rain Prep
What should I do to prepare my house before the PNW rainy season?
Six items, mid-October: clean gutters and downspouts, check and extend downspout runouts, seal any exterior wood cracks with caulk, verify the sump pump works (if you have one), swap furnace filter, and test every smoke and CO detector. This routine takes half a day and prevents 90% of the wet-season damage we get called for.
Exterior & Weatherproofing · Siding & Exterior Paint
How often should I repaint the exterior of a PNW home?
In Snohomish and King County, expect to repaint a well-prepped exterior every 8–12 years. Homes on windward exposures (south/west facing, no tree cover) hit the shorter end. The single biggest factor is the caulking and prep before paint — a cheap paint job over bad prep fails in 4 years.
